Quickly completed WA state TOD Deed. However, did not give me chance to review completed document before paying, and afterwards, did not allow me to make any changes to document or request it in .doc format instead of .pdf after I chose it. Make sure your draft is correct and ask for .doc format, which you can later print as pdf.

Because you can edit the answers, you can always create a new document (.docx or .pdf) that reflects any changes you want to make. And, of course, you are also free to change the file type from .pdf to .docx if you decide you want to make changes through Microsoft Word instead. I believe we already sent you the link needed to change your answers, including the file type, if you need to do so.

It was so easy to use and seft explanatory, just follow the step by step format. I ran into a little problem where i did not received the form in my email. But i was able to email them and tell them my problem. Shannon in customer service was very helpful in directing me to check spam/junk and delete file. Everything was pretty simple and hopefully the title company will not have any problems with it. I will suggest you have your deed in front of you when you fill out contract. I made an error by spelling out my full middle name instead of using an initial like it was on my deed, so I contacted deedsclaim.com and was able to correct it with no problem. I will use this company again for other documents. I find a lot of people are not aware of this ladybird deed, so I was reluctant at first to do it, but it will be great if everything is worded right according to title company.

I thought the form provided was reasonably good to use as a basic document, a starting place. However, being a real estate and probate attorney, I tried to follow the related Estates Code provisions to ensure compliance therewith. I added a few things to make it more legally complete, in my judgement, and to make it my own document.
In response to your response to my review, the Texas Statute which had a published form for the TOD deed was deleted by the Legislature so we are truly on our own now. Your Form helped to get me started as there is no longer a published statutory form in Texas.

Thanks for the feedback, Robert. With regard to your comments, our form is based on the format recommended by the legislature in the Texas TOD statute when it was enacted. Unlike some TOD deed states (that require strict compliance with the statutory form), Texas always allowed modification, but our form is designed to track the statute closely (and thus minimize the risk of user error). It's great to hear that you were able to modify the form to meet your needs. We appreciate your business.
