You need to have a third option on your Quitclaim beyond fee and gift, one for trusts. My Placer County allowed me to change the code to R&T 11930 "into or out of a living trust".

In your case, it hid that option because you indicated that the transfer was without consideration (which is an independent basis for exemption and should have been sufficient). You've done a very good job of providing a thorough system. It not only produces a well-formatted product, it does so with a variety of options for different grantors and grantees. As an attorney from another state than I was creating my deed for, I especially valued the legal summary that dealt with that other state. The only issue I had a problem with was that I wouldn't name trustees as grantees, rather the trust itself. I edited my deed accordingly.
