For approximately $27 + county clerk filing fee, I was adequately guided through the process of preparing a Ladybird Special Warranty Deed to pass my mom's house to her designated beneficiary (her granddaughter) and avoid having to go through probate. Outside of one or two "legal-ese" terms that could have been in more understandable"laymen's terms," I have no suggestions for improvement - it worked beautifully! We filed the deed with the clerk's office (along with my Durable Power of Attorney which provided the authority for me to conduct the transaction). A few weeks later, my mom passed. Her granddaughter took the filed special warranty deed and the certified death certificate to the clerk's office and the tax assessor's office, and in less than 2 weeks, the house is in her name free and clear. No mess - no fuss.
