I brought my warranty deed from home and it had all the information I needed to complete the questions to create the form, (tax parcel number and property legal description). It was so easy I still can't believe it! And even better than that was the cost!! I still need to file it with the County but if that goes as well as this, I will call the whole process a piece of cake!

Missouri Quitclaim Deed
I cannot complain about the service with good follow-up. I needed to create a quit claim deed transferring our ownership to our Living Trust. Following the on-line process was straight forward and easy. However, the description I copied verbatim from the original warranty deed included "subject to" language, thus creating duplication in the created deed. After agonizing over the duplication, I have decided to edit out that added language which is more or less generic in nature. The "subject to" language in the original description is more specific and applicable to the specific property. I was given a link to edit my original answers in the interview process and created a new document, this time for Word. The only thing I could ask for would be to pay a little extra to have a qualified Missouri attorney just read/ proof the resulting deed along with a copy of the original warranty deed. I would judge that extra service would require no more than 10-15minutes of the attorney's time. Otherwise, I am content with the overall service.

This refers to a Deed without Warranty I purchased from DeedClaim. It started out okay, with mention of 4 individuals in paragraph 1 granting title to just two of those individuals. Then came an obvious mistake: in paragraph 2 it says that property is the "separate property" of just one of the latter two grantors. No mention of the 4th grantor, i.e the second of the latter two grantors.
I changed this part to mention both of these two grantors, but am very nervous about making changes to such an important document.
Can't imagine how people could sell such faulty software for a very common deed.

Something to consider: Maybe instead of thinking that the attorney that designed the form made "obvious mistakes" and that we sell "faulty software," you should consider whether there may be a gap in your knowledge. Of the four grantors listed, you indicated that two of them owned the property as husband and wife (and thus would not have owned the property as "separate property") and one of them was not married (and thus could not have owned property as "separate property"). That is why the software didn't list the separate property clause for those grantors. It's unfortunate that you left a negative review based on your own misunderstanding of how separate and community property law works, especially when you didn't even give us a chance to help clarify the issue. It will be more unfortunate if you altered the language of your document without knowing what you were doing.

The deed itself was fine. The added necessary form (sale disclosure) was NOT the most recent one. I had to get the correct form after making a trek back & forth to the county seat and hunt the person who has POA back down to sign it. As he is not local- this was not that easy to do. I expected to have the correct & current paperwork-if I had wanted to do the legwork and running I would have gone with the free sites forms!

I downloaded the documents with Open Office, so I did have to reformat the documents which wasn't much of a problem. I will head out to the notary tomorrow and have him sign the paperwork with two witnesses he has there. It's much easier and cheaper than around $250-$325 a lawyer wants. The one important thing is to have a copy of the deed of your property as you need the information on the deed, NOT any information from the assessor's office. I downloaded my deed, free, from my assessor's office without any problems.
