Easy to follow instructions. However, there were only two options for submitting the deed, selling and gifting the property. I needed the quit claim for a divorce and based on quick research of the same site there should be additional options. I don't think my ex will like the verbiage "for and in consideration of love and affection" inserted into the deed. The $29.99 was acceptable for the ease of completion.

I wanted to find the quickest way to leave my property to my sons; and found that the ladybird or quick claim deed was easiest. The paper work was easy to prepare although i made a mistake and hit shift when i put in the 7 make sure you download it as a doc it can be changed. do not make the same mistake as me and download as a PDF it cant be changed ,if you find a problem it cannot be corrected. otherwise the paperwork was easy.
